HappyCo is the leading real-time operations platform for inspecting, managing and monitoring residential properties and commercial facilities. We collect information from various entities, defined below. The use of “you” and “your” throughout this Privacy Policy will, depending on the context, refer to a Property Manager, Tenant, or Visitor.

Like many website operators, we collect information that your browser sends whenever you visit our website.
This includes Log Data, such as your computer’s Internet Protocol (“IP”) address, browser type, browser version, the pages of our Sites that you visit, the time and date of your visit, the time spent on those pages and other statistics, and whether you reached our page via a social media or email campaign. This information may be collected via several technologies, including cookies, web beacons, clear GIFs, canvas fingerprinting and other means, such as Google Remarketing and Facebook Pixel.

We may receive information about Property Managers from third-party data brokers. We do not share information we receive in this manner further unless de-identified or aggregated.
If you access our Sites through third parties (e.g., Facebook or Google), or if you share content from our Sites to a third-party social media service, the third-party service will send us certain information about you if the third-party service and your account settings allow such sharing. The information we receive will depend on the policies and your account settings with the third- party service.

HappyCo and its products, including Happy Force, Call Complete (also referred to as Call Management), and Happy Property Manager (HPM), may collect and use your mobile phone number to facilitate communications related to the services you have enrolled in or consented to receive. Mobile numbers may be collected through our website, mobile applications, leasing agreements, or other product interfaces with your explicit consent.
Happy Force
As a resident at a property using Happy Force services, you may receive SMS text messages sent by Happy Force on behalf of the property or management company you are associated with, related to maintenance request updates and service coordination. Standard messaging and data rates may apply. You may opt out of these messages at any time by replying STOP. Please note that opting out will prevent Happy Force from sending you SMS updates about your maintenance requests. If you need assistance with an open request, please contact your property management team directly.
Call Complete / Call Management
By enabling Call Complete or Call Management within the HappyCo platform, you consent to receive SMS notifications, maintenance alerts, and emergency communications related to property operations, technician dispatch, and urgent facility events. Consent for these communications is obtained directly within the product at the time of enrollment or configuration. You may opt out at any time by replying STOP or by contacting HappyCo support by phone.
Happy Property Manager (HPM) — Resident Communications
Residents of properties managed using HappyCo's Happy Property Manager platform may receive SMS notifications related to maintenance requests, work order status updates, property alerts, and other tenancy-related communications. Consent for these communications is obtained through the Resident Communication Opt-In Agreement executed at the time of move-in as part of the leasing process. Standard messaging and data rates may apply. You may opt out at any time by replying STOP or by contacting your property management team directly.
Data Sharing and Privacy
We will only use your mobile number for the purposes for which it was provided. We do not share your mobile number with third parties for marketing purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. Mobile information and SMS opt-in consent will not be shared with third parties or affiliates for marketing or promotional purposes.
Do Not Track (“DNT”) is a privacy preference that users can set in certain web browsers. DNT is a way for users to inform websites and services that they do not want certain information about their webpage visits collected over time and across websites or online services. We do not recognize or respond to browser-initiated DNT signals, as the Internet industry is currently still working toward defining exactly what DNT means, what it means to comply with DNT, and a common approach to responding to DNT.

Marketing Opt-Out. We may use your personal information to contact you with newsletters, marketing or promotional materials and other information that may be of interest to you. You will still continue to receive service-related messages concerning products and services you have purchased (unless we have indicated otherwise).
