When a property reports a roof failure, a sourcing manager traditionally drafts scope documents, questionnaires, and line-item lists by hand before a bid process can begin. In Happy Sourcing, the AI assistant Joy replaces that drafting work. A sourcing manager describes the need in plain language—including insurance thresholds, urgency, and estimated contract value—and Joy determines the appropriate event type, selecting between RFI, RFQ, and RFP based on the complexity of what was described.
Once the event shell is created, Joy draws on past similar projects, company-level SOPs, and property-specific instructions held in Property DNA to generate a detailed scope of work. The sourcing manager can review and edit the text directly before instructing Joy to extract priced line items covering both materials and labour. A questionnaire covering vendor qualifications, references, insurance, and subcontractor use is then generated from the same scope, supplementing an existing template library teams can load from their own question sets.
Throughout the workflow, internal estimates—such as the 300K project value entered during the demo—are kept visible only to the sourcing team and are never shared with vendors, who submit pricing against a clean slate. Vendors can also be asked to include an execution schedule detailing each phase of the work, giving evaluators a side-by-side view of how each bidder plans to complete the project alongside their pricing.
